Public Hearing Set on Hamlin Condo Development Plan



At the next East Aurora Village Board meeting there will be a public hearing on the condominium construction proposed along Hamlin Avenue.

The board will meet May 6 and the public hearing will start at 7 p.m.

The development plan had been before the Village Planning Commission, which unanimously recommended the plan to the board to consider. The plan is to install eight condominium units at 41 Hamlin Ave. The actual plan before the board is not on the village website at this time to review.

A demolition permit to take down the former bus garage on the property was sent to the Village Historic Preservation Commission for review. Village code stipulates that any building over 50-years-old must be reviewed by that commission if there is a request to demolish the structure.

Developer to Hold Public Informational Meeting on Hamlin Condo Plan

The owner of the land, James Milks of Telco Construction, has had the asbestos removed from the land and an air quality report was conducted during the process. That document notes the air sample results were below the New York State clearance levels.

The village board is also having its SEQRA Committee review the environmental assessment forms for this project.

The board rezoned the property to allow for condominium development. With that rezone, the developer was able to move forward with a development plan that would show architectural plans, landscaping efforts and the layout of the proposal.

New Developer Steps in to Take on Hamlin Condo Plan

In other village news, the board sent two other development plans to the Planning Commission for further review.

The first was in regard to the Boys & Girls Club of East Aurora on Paine Street seeking to replace two storage sheds with one metal garage. The building department noted in a memo that the garage meets current setbacks in the area, but had to be reviewed by the commission.

Also, the First Presbyterian Church of East Aurora had its plans for modifying the church building sent to the commission. The plans for the church seek to improve handicap access to the Main Street entrance. The idea is to have a covered entrance porch with ramps and a new raised sidewalk leading to four new handicap parking spaces close to the church building. A new tree will help screen the parking from the street.
