Village Approves Lot Splits on Prospect



More homes can be built along Prospect Avenue following approval of a minor-subdivision approval by the East Aurora Village Board Monday evening.

The board approved the division of one lot into three total lots at its Dec. 6 meeting. This is for 363 Prospect Ave., close to Walnut Street. There is a home at that site and it will remain there going forward, but land was split from it to create an additional two buildable lots. 

A public hearing was held on the matter. Two people asked questions about it, but also wondered about the larger lot of land behind these parcels along Walnut Street. Following the hearing, the board had no further questions and the minor subdivision was approved.

To get the land split, Terrance Kopp, the land owner, had to obtain a variance from the Zoning Board of Appeals because one lot was only 65-feet wide for frontage, which is 5-feet less than what the village code requires. It does have 12,676-square-feet in property in the lot, more than what is required by the village. The variance was approved. 

Before any development can take place on the two new lots, permits will need to be obtained through the building department. 

The main focus for some has been the larger lot on Walnut Avenue, which had been part of the Prospect parcel. The Walnut land is now separate.

Code Enforcement Officer Elizabeth Cassidy said the Planning Commission will listen to an early idea for the Walnut Street parcel at a meeting on Dec. 7, after this paper’s publication date. It is an informal meeting. At some point an actual application will come before the Village Board, which would then send it for formal review by the Planning Commission. She said the sketch plan at this time proposes six homes that fit within the single family residence zone currently in place. 

“It’s very similar to the lots on that side of the street,” Cassidy said.

The homes would face Walnut Street. There is no plan to add a road around the lot to layout the homes or split the land.

The next Village Board meeting is Dec. 20 at 7 p.m.
